Overview
The BZA-Z hears requests for zoning variances and special exceptions. The board also hears appeals to administrative decisions.

Specifically, this board hears requests concerning zoning regulations for the use of property, density of residential development, parking, and the height, area and location of buildings.

Zoning variance requests must meet the variance test set by the State of South Carolina. To approve special exceptions, the board must determine whether a specific proposal satisfies conditions set forth in the zoning ordinance.

Applying
To apply, submit a completed application, along with the required information and fee, to the Zoning Division office at the Zoning Counter of the Permit Center, 2 George Street, First Floor.   Applications are due by 12 p.m. on the deadline date. A sign will be posted on the property, and the request will be reviewed at a public hearing conducted by the Board of Zoning Appeals - Zoning, before the board makes its decision.

Appeals
There is a five business day appeal period following the date of a board approval, except that for use variances, the appeal period is 15 calendar days. No permits may be issued until this appeal period has expired. An appeal to the board requesting reconsideration of their decision stays all further action on the application.
