Plat & Subdivision Review
Subdivisions of any use are classified as either Minor or Major.
Minor Subdivision
Minor Subdivisions include:
- Four lots or less and subdivision does not include new road(s)
- Need for infrastructure construction plans
- New public park space
- New public school site
- New utility transmission line(s)
Approval Process: The final subdivision plat must be reviewed and approved by Plat Review Committee (PRC) via a weekly internal staff review.
Major Subdivision
Major Subdivisions include:
- Five lots or more and/or includes new road(s)
- New public park space, or the need for infrastructure construction plans.
- New public school site
- New utility transmission line(s)
Approval Process:
- The applicant must first have a pre-application meeting with city staff.
- The subdivision Concept Plan must be reviewed by TRC and approved by the Planning Commission.
- The preliminary subdivision plat and road construction plans must then be approved by TRC; these items may be submitted separately or together.
- After infrastructure construction, open space improvements and tree mitigation planting are completed and inspected, the final subdivision plat must be reviewed and approved by Plat Review Committee (PRC) via a weekly internal staff review.
